IF YOU BOOK RYTON GRANGE WITHOUT THE BARN, NO ACCESS WILL BE GIVEN TO THE BARN OR HOME CINEMA SYSTEM.

DOGS

we prefer no more than 1dog   but please do discuss with me. Bringing a dog means you understand the rules about dogs ..ie they must not be left alone in the property, not allowed on soft furnishings, beds, sofa, rugs and carpet , and you must leave no trace of dog behind when you go..hair, footprints or faeces inside or out. dogs will be charged £25 per dog,as a donation to a charity called Help in Suffering, India. DOG POO found after a stay will be subject to £100 fine...per poo!!! please be aware that the next guests may be allergic to dogs or not be dog people!

 

 

CAR CHARGING

we regret that we are unable to provide car charging at Ryton grange as our ancient electricity system is not adequate to manage this and it is likely to cause a fire..our insurance also does not cover this activity so please plan this in advance of your stay if you breach these terms and cause damage to our electricity system by charging your car , you will be liable for any damage caused and the expense to right it including the expense of future bookings that may be affected by this.

 

GOOD HOUSEKEEPING DEPOSIT REFUNDABLE...if your booking includes the farmhouse then a refundable good housekeeping and breakage deposit  of £300 will be taken on your card 2 days before your stay, which will be returned no later than 7 days after check out the deposit system will ringfence the funds but not take any money unless payment is required after check out.

PAYMENT INCLUDES EGYPTIAN COTTON LAUNDERED BED LINEN, EGYPTIAN COTTON TOWELS, CENTRAL HEATING, HOT WATER, CAKE, WIFI, also starter amounts of tea, coffee, milk, orange juice, kitchen and toilet paper, logs, washing up liquid, dishwasher tablets, hand soap, jay cloths, tea towels, bin bags, the use of games barn is for the main house users only or if house and barn are booked together, the home cinema tv is in the barn, so the barn would need to be part of your booking to use this.

 

WIFI is provided at no additional charge, and is usually very reliable and good....however as the property is located in a rural area, the quality and availability of the signal and service cannot be guaranteed, we cannot accept responsibility if the wifi is not working to your specifications during your stay and no refund can be given if the service is not as expected or unavailable.

 

CLEANING..we would like to draw your attention to the terms of booking, which state that the property needs to be clean on departure, this means that someone in your party will need to clean the property before check out, this includes emptying bins, and ensuring the cooker is clean inside. We can offer a cleaning service to you, which can be arranged before or during your stay, this will cost £90 for the house alone, £60 for the barn alone and £150 for the house plus barn, £180 for house plus both barns. THIS DOES NOT INCLUDE WASHING UP!!!..Please contact me if you want to arrange this. The cleaners will come after your departure.

 

PLEASE INFORM US IN ADVANCE IF YOU NEED TRAVEL COTS (WE HAVE 4) AS THEY ARE NOT KEPT IN THE PROPERTY. they are free to borrow, but you need to bring your own bedding for baby safety..AND ALSO let us know in advance IF YOU WOULD LIKE TO USE THE STAIRGATES.

NOTES ABOUT ACCESSIBILITY , CHILD SAFETY, SMOKING  AND PETS

 

This property is a perfect family holiday home, children have been born here, lived and grown up and played here for many years, the garden is contained by hedge and fence and stairgates can be provided. There are roller blinds with blind cords, which have been properly and safely installed, but parents should still be aware of them and upper windows are lockable but it is your responsibility to ensure they are locked if need be during your stay. There are also many plants in the garden, we are unaware of any hazardous plants, but care and attention should be taken! Travel cots and a cot can be provided and are to be used at your own risk the mattresses will be clean and covered and are regularly renewed, but are for use for all (baby) guests.

 

This property is very old and has so many original features, this means however that the floors are uneven in places, there are sloping low ceilings in places and little steps in and out of rooms and along corridors, therefore although possible ot navigate a wheelchair within the lower floor of the property, assistance would be necessary. There are 2 staircases which are equally higgledy piggledy with uneven steps, steps of different depth some slope and taper and one set that go round a corner.

It shoud be noted that it is not properly wheelchair accessible, but may work for an assisted disabled person, please email me if you need to discuss.There is also a gravel drive.

We strongly suggest bringing your slippers to navigate the flooring!

being an old country farmhouse, occasional wildlife may enter the property, such as bees, flies, wasps, spiders, and occasional doormice please do not panic, they are likely to exit in the same manner that they came. The property has exposed raw beams and open plank floors, as well as some untreated walls, these do sometimes create some dust which is unavoidable it is an old property and you may not be used to this if you have only experienced a modern property.

 

It is a non smoking property

 

At present we regret not taking all pets freely without prior discussion, we will gladly bend the rule for very well behaved pets or guide dogs. If a dog does stay at the property he/she must not be left alone in the property, must not go onto the beds or carpet and any mess must be cleared from the garden before departure. there is a small charge per dog. and a £100 fine for leaving any dog poo in the garden.

BOOKING CONDITIONS

1. MAKING THE BOOKING

'booking' refers to the reservation of the holiday and is taken on the agreement that the property will be used soley for the purpose of a holiday

a/ you can contact us by email for by telephone 01743718984, 07969559240 to confirm an availability and to discuss anything prior to your booking.

b/ weekly bookings are usually friday to friday starting from 4.30pm on friday to 10.00 am the following friday a weekend booking is usually friday from 4.30pm to sunday 10.00am flexibility may be possible with prior approval and charity donation, it is not always possible and not always guaranteed, we may not be able to confirm early check in until a few days before arrival.

c/ payment is accepted , credit card, debit card, direct transfer or postal order (payable to Emma Morris) but not cheque. If you pay by direct transfer you must let us know so we can update the booking.

d/ If the arrival date is 3 months or sooner from the day of booking, the full amount needs to be paid with a completed booking form, this can be easily completed online, and is preferred.

e/if the arrival date is more than 3 months in advance, then a 50% deposit can be paid, with the remaining balance due 2 months before the start of the holiday

f/ the booking form must be completed by a member of the party occupying the property and must be over 18 years of age. When signing the booking form the signatory must be authorised to agree to the booking conditions on behalf of all persons included on the booking form.

f/ BOOKINGS CANNOT BE ACCEPTED FROM PARTIES OF YOUNG PEOPLE AGED LESS THAN 18 YEARS OF AGE.

g/ payment of a deposit constitutes a binding contract and the holidaymaker is liable for the full charge.

h/ it is expected that the person making the booking takes out travel insurance to cover all persons staying at the property and takes out the appropriate travel insurance to cover their stay and meet their needs. The person making the booking is seen to be responsible for covering the whole booking. If the person making the booking chooses not to take out travel insurance or takes out a policy that is not adequate for their needs then it is that person's responsibiity and not the responsibility of the property owner should the booking need to be cancelled for any reason. 

i/ all bookings taken from 23 march 2020 have been taken in the knowledge that the covid pandemic is current and ongoing and that circumstances can change overnight. Therefore it is more important than ever to be sure that the booking is correctly covered as refunds can only be given if the property is ordered to be closed by the government.

THE CONTRACT

The contract is for a short term holiday and is between the owners of Ryton Grange and the person making the booking and all members of the holiday party under our booking conditions within this document. The contract of hire is not effective until we have received and processed the deposit. The person making the booking must be 18 years old or older

The agreement to stay in the property for the holiday period, does not create the relationship of Landlord and Tenant between the parties. You shall not be entitled to a new tenancy, or to any assured short hold or assured tenancy or any statutory protection under the Housing Act 1988 or other statutory security of tenure now or at the end of the Holiday Period./ i/ the booking terms are deemed to be read and accepted by you on receipt of a payment.

 

IMPORTANT POINTS TO NOTE

a/ this is a non smoking property no smoking is permitted within any rooms of the property. Smoking is permitted outside, but you must pick up any waste resulting from this. If you do smoke within the prohibited areas then we will terminate your booking without refund and require you to leave immediately.

b/ due to the structure, age  and location of the property there are various unavoidable access issues (see details in our access statement) including some areas of restricted head height, uneven floors, uneven stairs gravel outside. If access may be an issue for you please take time to read the statement before making a booking or phone to discuss your access requirements to avoid disappointment.

c/ pets are not allowed inside the property without permission, if they do enter, the property must be left clean without any trace of the pet on departure.You must pick up dog faeces and clean away any hairs before departure. Failure to remove dog faeces from any part of the property will attract a £100 fine.

d/ if a dog has been allowed by prior arrangement to stay then the following rules must apply..the dog must not be allowed onto any furniture including sofas and beds, dogs are not allowed on rugs or carpet, the dogs must not be left alone in the property and all sign of dog must be removed from the house and garden and binned in external bins before departure (eg hairs and faeces).

d/ children are welcome!! we can provide a travel cot (we have 4) or cot bed (we have 1) if required. A booster seat and 2 high chairs are available on request. There is no charge for the use of these facilities, but if the item is damaged or broken by you then the cost of a replacement must be paid for by you and it must be left cleaned before departure. For the travel cots we need prior notice of your requirements and you will need to provide bedding for baby safety.

e/ if babies have been using the property then their nappies must be binned in the external bins before departure

f/ fold out beds are no longer supplied to comply with new fire regulations they are stored and locked in the property please take notice of the bed numbers, location and size before booking to ensure all your party have the right space and bed to sleep on. It is the hirers responsibility to ensure this. A rough floor plan can be emailed if this helps to determine!

g/ bed linen and towels are provided, but not for travel cots(for baby safety).

h/ With regret..we do not now accept bookings for lively stag parties, but quiet hen and stag groups are welcome.

i/ loud music outside is not allowed after midnight . Drones and fireworks are not allowed without prior discussion with the owner.

j/ there are now 2 barns adjacent to and in addition to the house and can be included in the rental of ryton grange at extra cost there are different combinations of house and up to 2 barns to choose when booking. The barns are separate contained properties located next to ryton grange and the hay barn overlooks the garden. If the house only is hired then we reserve the right to hire out the barns to other parties. There are now  options to book house plus barn together, house plus 2 barns together, house alone, church barn alone or hay barn alone.

3. HIRERS OBLIGATION

the hirer agrees to..

a/ to take all reasonable and proper care of the property and leave it in a clean and tidy condition at the end of the stay as it was found. Particular attention must be given to the kitchen and bathroom to ensure all equipment and utensils are left clean and tidy. The use of foil under the grill will help to keep the oven clean. Bins must be left empty. If the BBQ has been used it must be free from grease and food before departure.

b/ a cleaning service can be provided at extra cost and prior arrangement with the owners.

c/ to pay for any breakages, losses or damage to the property before departure. You are legally required to pay for breakages caused by any member of your party.


d/ the hirer is responsible for any extraordinary cleaning costs incurred (eg smoking smells, pet damage etc). If the property is left unreasonably dirty then a cleaning fee of £200 will be charged.


e/ you are not allowed to sublet or share the property except with persons included on the initial booking form. The maximum number of adults that this property is suitable for in proper beds is 12 for the farmhouse alone and 18 with the house plus barn, another 4 can be added to the house and barn combination (only) as fold out beds to increase capacity by an extra 4, but only with prior arrangement.


f/ the use of any equipment including any outdoor play equipment must be done at the hirers risk and the owner accepts no responsibility for any consequences. If the equipment is broken the hirer is liable to pay for any breakages, it must be left clean and in good order on departure. If the barbecue is used it must be cleaned before departure.


f/ the owners do not accept liability for any loss or damage to personal effects, baggage, motor vehicles etc. Cars are parked at the owners risk. If anything is left in the property accidentally, the hirers must inform the owners as soon as possible so that the item can be located, postage charges will apply to return the item back to the hirer. Items left may be disposed of or donated to a local charity.


g/ owners must be allowed reasonable access with prior consent to the property to carry out any urgent maintenance.


h/ the owners reserve the right to refuse entry or repossess the property without notice and without refund if it is considered that the occupiers are unsuitable for any reason or are in breach of the terms.


i/ if a booking deposit is charged to the value of £200 this will not be refunded if the property is left unclean or if any parts of the property or its contents inside or out have been damaged by the hirer this included bedding and paintwork

j/ we are not liable should there be an unexpected general power cut, water supply issue or telecommunications supply problem.

 

k/ the hirer must inform the owner as soon as possible should there be a faulty piece of equipment so that the owners can rectify this for you as soon as is possible.

 

l/ CORONAVIRUS

Do not travel to the property if you are showing symptoms of coronavirus. If you develop symptoms whilst you are staying you must inform the owner immediately and seek testing. You are required to leave the property as soon as you are able. Results of testing must be reported to the owner. If you are unable to leave the property on your designated departure date you will be liable for payment of extra nights and if it impacts on future guests you will be liable for the cost of their stay in full.

4. NON AVAILABILITY OF PROPERTY

a/ if the property becomes unavailable due to physical damage caused to the property, such as damage from fire, flooding or storms all rent paid will be immediately refunded in full. The hirer will have no further claims against the owner.

b/ If the property availability is affected by a reason outside of the owners control such as a force majeure, act of war, nuclear explosion, drought, industrial action, disease outbreak or other such external event, you will be required to use your travel insurance to reclaim your booking value. We will not be liable for any events outside of our control.

 

5. CANCELLATION FOR BOOKINGS except those covered by mastercancel (which is now unavailable from 8th january 2021)

If the hirer wishes to cancel the booking he/she should advise the owners immediately by telephone, followed by a confirmatory letter in writing. Upon receipt of such a letter the owner will (but without obligation to the hirer) use their best endeavors to obtain a replacement letting. If such a replacement is found then will refund monies paid less a 50% deposit fee.

If the owner is unable to relet then the owner shall be entitled to retain all payments already made .


Cancellation insurance can be purchased widely and is now an essential part of the booking process and these terms and conditions require you to take this out.

If the hirer has not completed the full payment and has paid a 50% deposit, this is non refundable.

If you cancel before the balance is paid, you are still liable for the balance if we are unable to relet the property.

 

(CANCELLATION FOR BOOKINGS MADE BETWEEN 24 JUNE 2020 UNTIL 8TH JANUARY 2021 WHICH ARE COVERED BY MASTERCANCEL..this is now unavailable for bookings taken from 8th january 2021

We now use a system called master cancel that enables guests to cancel within a specific time window and receive a full refund. This is not the same as travel insurance. This window is 60 days to 2 days before check in. This time window is very specific and inflexible. (and is not set by us, it is set by the master cancel system). It does not cover war, terrorism or nuclear/radioactive disaster.

For example, if you are due to check in at 4.30 on a Friday you will need to cancel before 4.30 on the Wednesday. If you cancel outside of the time window then you will not be eligible for a refund, if it is before the 60 days, then we will endeavour to rebook the dates for you and if successful will refund you, If we are unable to rebook the dates then you will not be refunded and will be liable for the balance to be settled. If we rebook the dates for a smaller fee, you may not receive a ful refund. If you cancel nearer than 2 days before you are due to stay then you will not be eligible for a refund at all and therefore travel insurance that covers cancellations will be necessary and we require you to take this out at the time or as near to the time of booking as you can. If you choose not to take out cancellation insurance then you accept responsibility for any loss you may incur due to your cancellation.

You will need to inform us by email or telephone within the time window.It is important that the time window is observed as there is no flexibility on this.

Refund payment for cancelled bookings will be released back to the cancelling guest on the scheduled date of check out of the original booking. Only the amount paid to date will be returned. If you have hired a hot tub or other service from another provider then this cancellation system does not include this, it is only for monies paid to us, Ryton Grange for self catering accommodation only.)

6/ EQUIPMENT SUPPLY

We make every effort to ensure the property is supplied to you with all facilities and equipment listed, we rely on you letting us know if there is any problem with the property as soon as it becomes apparent to you to give us an opportunity to correct it.

8/ COMPLAINTS

We are here to help you, and all of our contact details are left in the property for you to get hold of us, day or night. If we are away we have relatives on call for you, If something is not right please inform us immediately so we can make it right for you we always value feedback and are always learning new ways to perfect your stay. We can only help if we know!! If something is not working or is not right it is expected that you will make contact with the owners on arrival. 

 

9/ PRIVACY

We are committed to ensuring the best standards of practice in all our activities. Visitors to our website can be assured that the protection of privacy and confidentiality are given the highest priority. All personal data is collected, held and used in strict compliance with the data protection act 1998.

 

10/ INFORMATION COLLECTED

We do not collect any personal information from visitors to our website other than information that is knowingly and voluntarily given. Anonymous information is collected such as the number of visitors to our website in a certain period or details of dates selected for online bookings, but it is purely statistical and cannot be used to identify an individual user. We do not use cookies to collect information from visitors to the website.

 

11/ USE OF INFORMATION

We treat any data given to us by you when making the booking in the strictest confidence. We do not sell or transfer data and we will not contact you with advertising. We do use your contact details to contact you about your booking for example to send you the booking confirmation, update you to give you check in information, it will only be about your booking. This data is kept on file and is only the information that you supplied to us on the booking form or email conversations made. If booking via our website your booking details will be stored on our booking platform called super control . If you book via an agent, they may use your data in different ways, this will be supplied on their website terms and conditions. Data regarding children is not requested and will not knowingly be collected without parental consent. You may contact us at any time to discuss this matter.
