EARLY CHECK IN AND LATE CHECK OUT on off peak times, this can usually be organised, please note that for early check in we ask for a £50 donation to charity in cash, or via our facebook giving page and late check out again £50 donation to charity, it is usually for a charity called help in suffering in india.
we prefer no more than 2 dogs at a time,2 can stay without extra charge, but please do discuss with me. Bringing a dog means you understand the rules about dogs ..ie they must not be left alone in the property, not allowed on soft furnishings, beds, sofa, rugs and carpet , and you must leave no trace of dog behind when you go..hair, footpronts or faeces insde or out. more then 2 digs post discussion will be charged £25 per dog.
this can be hired from local hot tub hire company Mr Tubby.
we do not charge for 1 hot tub to come, the hot tub provider feels that a maximum of one tub should be enough for ryton grange, if you want more than 1 tub, we charge £100 for the extra heating and water (this is on top of the hire from mr tubby)

PAYMENT INCLUDES EGYPTIAN COTTON LAUNDERED BED LINEN, EGYPTIAN COTTON TOWELS, CENTRAL HEATING, HOT WATER, CAKE, WIFI, also starter amounts of tea, coffee, milk, orange juice, kitchen and toilet paper, logs, washing up liquid, dishwasher tablets, hand soap, jay cloths, tea towels, bin bags, use of games barn.
CLEANING..we would like to draw your attention to the terms of booking, which state hat the property needs to be clean on departure, this means that someone in your party will need to clean the property before check out, this includes emptying bins, and ensuring the cooker is clean inside. We can offer a cleaning service to you, which can be arranged before or during your stay, this will cost £90 for the house alone and £150 for the house plus barn. Please contact me if you want to arrange this. The cleaners will come after your departure.
PLEASE INFORM US IN ADVANCE IF YOU NEED TO USE ANY OF THE EXTRA FOLD UP SINGLE BEDS (WE HAVE 4 AT £50 EACH..only available when barn is booked too), bedding will be provided for these extra beds. TRAVEL COTS (WE HAVE 4) AS THEY ARE NOT KEPT IN THE PROPERTY. they are free to borrow, but you need to bring your own bedding for baby safety..AND ALSO let us know in advance IF YOU WOULD LIKE TO USE THE STAIRGATES.
THESE OPTIONS DO NOT NEED TO BE ARRANGED AT TIME OF BOOKING, PLEASE HOWEVER GIVE AT LEAST 2 WEEKS NOTICE I CANNOT ALWAYS ARRANGE AT SHORT NOTICE.
We do not usually charge a damage deposit however we do expect you to take responsibility for our property and pay for any damages incurred during your stay.
A DAMAGE DEPOSIT WILL BE CHARGED TO ALL MALE PARTIES, AND TO LARGE EVENTS SUCH AS WEDDINGS .THIS WILL BE £200 PAYABLE ON COMPLETION OF BOOKING, THIS WILL COVER DAMAGES TO INTERNAL/EXTERNAL PROPERTY INCLUDING BED LINEN, FIXTURES, FURNITURE, EQUIPMENT, FURNISHINGS, IT WILL ALSO COVER COSTS OF CLEANING IF THE PROPERTY IS NOT LEFT CLEAN, AND IF THERE IS EXCESSIVE RUBBISH IE AFTER A WEDDING.
IF PETS ARE ALLOWED (BY PRIOR DISCUSSION) THEY MUST NOT BE LEFT ALONE IN THE PROPERTY, THEY ARE NOT ALLOWED TO GO ONTO ANY SOFT FURNITURE INCLUDING BEDS AND CARPET (TO PROTECT FUTURE GUESTS WILL ALLERGIES) AND YOU MUST PICK UP AFTER THEM OUTSIDE, LEAVE NO TRACE OF DOG BEHIND WHEN YOU LEAVE!! THE FIRST 2 WELL BHAVED DOGS CAN COME WITHOUT CHARGE, WE CHARGE £50 PER EXTRA DOG BEYOND THE FIRST 2.

NOTES ABOUT ACCESSIBILITY , CHILD SAFETY, SMOKING AND PETS
This property is a perfect family holiday home, children have been born here, lived and grown up and played here for many years, the garden is contained by hedge and fence and stairgates can be provided. There are roller blinds with blind cords, which have been properly and safely installed, but parents should still be aware of them and upper windows are lockable but it is your responsibility to ensure they are locked if need be during your stay. There are also many plants in the garden, we are unaware of any hazardous plants, but care and attention should be taken! Travel cots and a cot can be provided and are to be used at your own risk the mattresses will be clean and covered and are regularly renewed, but are for use for all (baby) guests.
This property is very old and has so many original features, this means however that the floors are uneven in places, there are sloping low ceilings in places and little steps in and out of rooms and along corridors, therefore although possible ot navigate a wheelchair within the lower floor of the property, assistance would be necessary. There are 2 staircases which are equally higgledy piggledy with uneven steps, steps of different depth some slope and taper and one set that go round a corner.
It shoud be noted that it is not properly wheelchair accessible, but may work for an assisted disabled person, please email me if you need to discuss.There is also a gravel drive.
We strongly suggest bringing your slippers to navigate the flooring!
It is a non smoking property
At present we regret not taking all pets freely without prior discussion, we will gladly bend the rule for very well behaved pets or guide dogs. If a dog does stay at the property he/she must not be left alone in the property, must not go onto the beds or carpet and any mess must be cleared from the garden before departure. there is a small charge per dog.

1. MAKING THE BOOKING
(‘booking’ refers to the reservation of the property by the holidaymaker and is taken on the agreement that the property will be used solely for the purpose of a holiday.
a/ you can contact us by email email@example.com or by telephone 01743718984 to confirm an availability and to discuss anything prior to your booking.
b/ weekly bookings are usually friday to friday starting from 4.30pm on friday to 10.00 am the following friday a weekend booking is usually friday from 4.30pm to sunday 10.00am flexibility may be possible with prior approval and charity donation, it is not always possible and not always guaranteed, we may not be able to confirm early check in until a few days before arrival.
c/ payment is accepted via paypal, credit card, debit card, direct transfer or postal order (payable to Emma Morris) but not cheque.
d/ If the arrival date is 3 months or sooner from the day of booking, the full amount needs to be paid with a completed booking form, this can be easily completed online, and is preferred. If you want to book using a postal service please inform us of this at the time of booking to avoid a double booking.
e/if the arrival date is more than 3 months in advance, then a 50%deposit can be paid, with the remaining balance due 3 months before the start of the holiday
f/ the booking form must be completed by a member of the party occupying the property and must be over 18 years of age. When signing the booking form the signatory must be authorised to agree to the booking conditions on behalf of all persons included on the booking form.
f/ BOOKINGS CANNOT BE ACCEPTED FROM PARTIES OF YOUNG PEOPLE AGED LESS THAN 18 YEARS OF AGE.
g/ payment of a deposit constitutes a binding contract and the holidaymaker is liable for the full charge.
h/ We require all hirers to ensure they have the correct holiday cancellation insurance and that this is in place at the time or as near to the time of booking as is possible.
i/ the booking terms are deemed to be read and accepted by you on receipt of a payment.
2. IMPORTANT POINTS TO NOTE
a/ this is a non smoking property no smoking is permitted within any rooms of the property. Smoking is permitted outside, but you must pick up any waste resulting from this. If you do smoke within the prohibited areas then we will terminate your booking without refund and require you to leave immediately.
b/ due to the structure, age and location of the property there are various unavoidable access issues (see details in our access statement) including some areas of restricted head height, uneven floors, uneven stairs gravel outside. If access may be an issue for you please take time to read the statement before making a booking or phone to discuss your access requirements to avoid disappointment.
c/ pets are not allowed inside the property without permission, if they do enter, the property must be left clean without any trace of the pet on departure.You must pick up dog faeces before departure.
d/ if a dog has been allowed by prior arrangement to stay then the following rules must apply..the dog must not be allowed onto any furniture including sofas and beds, dogs are not allowed on rugs or carpet, the dogs must not be left alone in the property and all sign of dog must be removed from the house and garden and binned in external bins before departure (eg hairs and faeces).
d/ children are welcome!! we can provide a travel cot (we have 4) or cot bed (we have 1) if required. A booster seat and 2 high chairs are available on request. There is no charge for the use of these facilities, but if the item is damaged or broken by you then the cost of a replacement must be paid for by you and it must be left cleaned before departure
e/ if babies have been using the property then their nappies must be binned in the external bins before departure
f/ 4 fold out guest beds can be hired to expand your capacity or manage space. 2 will fit in the barn, 2 in ryton grange, at a cost of £50 each to cover costs of linens we need at least 14 days notice if you require these.
g/ bed linen and towels are provided, but not for travel cots(for baby safety).
h/ With regret..we do not now accept bookings for lively stag parties, but quiet hen and stag groups are welcome.
i/ loud music outside is not allowed after midnight .
j/ the barn annexe is available And can be included in the rental of ryton grange at extra cost. It is a separate contained property located next door to ryton grange and overlooks the garden.
3. HIRERS OBLIGATION
the hirer agrees to..
a/ to take all reasonable and proper care of the property and leave it in a clean and tidy condition at the end of the stay as it was found. Particular attention must be given to the kitchen and bathroom to ensure all equipment and utensils are left clean and tidy. The use of foil under the grill will help to keep the oven clean. Bins must be left empty.
b/ a cleaning service can be provided at extra cost and prior arrangement with the owners.
c/ to pay for any breakages, losses or damage to the property before departure.
d/ the hirer is responsible for any extraordinary cleaning costs incurred (eg smoking smells, pet damage etc)
e/ not to sublet or share the property except with persons included on the initial booking form. The maximum number of adults that this property is suitable for in proper beds is 12 for the farmhouse alone and 18 with the house plus barn, another 4 can be added to the house and barn combination (only) as fold out beds to increase capacity by an extra 4, but only with prior arrangement.
f/ the use of any equipment including any outdoor play equipment must be done at the hirers risk and the owner accepts no responsibility for any consequences. If the equipment is broken the hirer is liable to pay for any breakages, it must be left clean and in good order on departure. If the barbecue is used it must be cleaned before departure.
f/ the owners do not accept liability for any loss or damage to personal effects, baggage, motor vehicles etc. Cars are parked at the owners risk. If anything is left in the property accidentlly, the hirers must inform the owners as soon as possible so that the item can be located, postage charges will apply to return the item back to the hirer. Items left may be disposed of or donated to a local charity.
g/ owners must be allowed reasonable access with prior consent to the property to carry out any urgent maintenance.
h/ the owners reserve the right to refuse entry or repossess the property without notice and without refund if it is considered that the occupiers are unsuitable for any reason or are in breach of the terms.
i/ if a booking deposit is charged to the value of £200 this will not be refunded if the property is left unclean or if any parts of the property or its contents inside or out have been damaged by the hirer this included bedding and paintwork
j/ we are not liable should there be an unexpected general power cut, water supply issue or telecommunications supply problem.
k/ the hirer must inform the owner as soon as possible should there be a faulty piece of equipment so that the owners can rectify this for you as soon as is possible.
4. NON AVAILABILITY OF PROPERTY
a/ if the property becomes unavailable due to physical damage caused to the property, such as damage from fire, flooding or storms all rent paid will be immediately refunded in full. The hirer will have no further claims against the owner.
.b/ If the property availability is affected by a reason outside of the owners control such as a force majeure, act of war, nuclear explosion, drought, industrial action, disease outbreak or other such external event, you will be required to use your travel insurance to reclaim your booking value. We will not be liable for any events outside of our control.
If the hirer wishes to cancel the booking he/she should advise the owners immediately by telephone, followed by a confirmatory letter in writing. Upon receipt of such a letter the owner will (but without obligation to the hirer) use their best endeavors to obtain a replacement letting. If such a replacement is found then will refund monies paid less a 50% deposit fee.
If the owner is unable to relet then the owner shall be entitled to retain all payments already made .
Cancellation insurance can be purchased widely and is now an essential part of the booking process and these terms and conditions require you to take this out.
If the hirer has not completed the full payment and has paid a 50% deposit, this is non refundable.
If you cancel before the balance is paid, you are still liable for the balance if we are unable to relet the property.
We make every effort to ensure the property is supplied to you with all facilities and equipment listed, we rely on you letting us know if there is any problem with the property as soon as it becomes apparent to you to give us an opportunity to correct it.
